Before you invest in a home, you need to know its condition so you can assess any major repairs that are needed. A home inspection is a limited, non-invasive examination of the condition of a home. Our home inspections are conducted by a trained, certified home inspector.
The inspector will prepare and deliver a written inspection report to help you make an informed decision about your pending real estate purchase. This comprehensive report will be emailed to you within 24 hours. Our inspector will also show you a summary report on-site.
We encourage you to accompany the inspector. This will give you an opportunity to ask important questions and become familiar with the systems of your potential home.

How Much Does A Home Inspection Cost?
The cost varies. There are a number of factors to consider, including size and age of the home, geography, distance, and type of inspection required. Added or optional services like radon testing can be done for an additional fee. (See our Services page for more information on cost.) Home inspections are the best way to prevent you from spending thousands of dollars in unexpected repairs.
Types of Inspections
If you are looking to buy a home, a buyer’s home inspection points out the positive and negative aspects of a home, as well as needed repairs and maintanence. No house is perfect. If the inspector identifies problems, it doesn't necessarily mean you shouldn't buy the house. A seller may adjust the purchase price or contract terms if major problems are found. From hidden foundation flaws to a weather-ravaged roof, we inspect every home from top to bottom to find any issues.
If you are already a homeowner, a seller's home inspection may be used to identify problems in the making and to learn preventive measures that might avoid costly future repairs. If you are planning to sell your home, you may wish to have a sellers home inspection done before placing your home on the market. This will give you a better understanding of conditions which may be discovered by the buyer's inspector, and an opportunity to make repairs that will put the house in better selling condition.
There are a lot of foreclosed homes on the market. Many of these properties can be purchased for a discount. Most are sold “as-is,” making a foreclosed home inspection essential before you decide to purchase. The owner (the bank) won’t fix anything found in an inspection, but these issues may affect the price. If the foreclosure process is complete and the property is bank owned (REO), the home will be vacant and usually boarded up with no ongoing maintenance. Deterioration is an ongoing process; it does not stop just because a property is vacant. To make matters worse, the previous owners knew they were going into foreclosure and probably did not take as good of care of their house as they should have. Some people faced with foreclosure actually do damage to the property before they are forced to leave. Remember: a few hundred dollars for foresight is better than thousands after the fact.
